About
Built for the landlords enterprise software forgot.
TheCora exists because the people carrying the most regulatory risk in UK renting are the least equipped to track it — and because the tools that could help were priced for letting agencies, not for someone with four flats.
The problem
Regulatory exposure for UK landlords has increased faster in the last three years than in the previous twenty.
The Renters' Rights Act 2025 abolished Section 21 outright and converted every assured shorthold tenancy to a periodic one. Awaab's Law imposes fixed timescales on hazard repairs. Minimum energy efficiency standards keep tightening. Council licensing schemes expand, each with their own conditions. Meanwhile mortgage rates reset on dates that are easy to miss and expensive to miss.
Almost none of this is tracked anywhere systematic. It lives in a spreadsheet, an email thread, a WhatsApp message and a folder of scanned PDFs — which is how a gas safety certificate lapses on a property that is otherwise perfectly well run.
TheCora is the system that watches those dates so you do not have to hold them in your head.

How we build it
Four decisions that shape everything else.
01
Forward-looking, not backward-looking
A record of what already happened does not help you. Every module in TheCora exists to feed dates into one engine that tells you what is coming and how long you have.
02
Built for UK rules specifically
Council licensing, the UK tax year, Section 24, deposit protection schemes, Right to Rent, the Renters' Rights Act and the devolved nations. Generic international property software gets all of this approximately right, which is the same as wrong.
03
Priced for actual landlords
Enterprise property management software is priced for agencies. Most UK landlords own between one and ten properties and have been managing them in a spreadsheet because the alternative cost more than it saved.
04
Records you can keep
Nothing is hard-deleted. Properties, tenancies, certificates, licences and expenses archive rather than disappear, because a past year's Self Assessment or a superseded mortgage is exactly what you need three years later.
Where we are
Early, and building in the open.
TheCora is a young product. The core — properties, tenants, tenancies, mortgages, compliance, licensing, expenses and the Alert Engine — is what we are building first, because it is the part that actually changes outcomes. If there is something your portfolio needs that we have not covered, we would genuinely like to hear it.
Every deadline in your portfolio, watched.
Add your properties, upload your certificates, and let TheCora tell you what needs attention — before it becomes a problem.
