TheCora

Features

Four differentiators, then everything else you need.

Most landlord software is a filing cabinet. TheCora starts from the dates that cost you money if you miss them, then covers the day-to-day around them.

The Alert Engine

One engine watching every date-driven risk

Rather than a reminder bolted onto each module, TheCora runs a single cross-module engine. It scans compliance expiries, mortgage rate and ERC dates, licence renewals, deposit protection deadlines and Right to Rent recheck dates, then ranks what needs you first.

  • Urgency bands: green 31–90 days, amber 8–30, red 7 days or overdue
  • Runs on a schedule, not only when you open the app
  • Re-fires a dismissed alert if its urgency escalates
  • Email notifications with a lead time you choose — 7, 14, 30 or 60 days

Mortgage Command

The single most consequential date you manage

Rate expiry is the date that quietly costs portfolio landlords the most, and it is the one thing no competitor tracks. TheCora holds each property's mortgage — lender, rate, type, balance, monthly payment — and counts down to the moment your rate ends.

  • Alerts at 90, 60, 30, 14 and 7 days before rate expiry
  • Early repayment charge end dates tracked and alerted separately
  • Buy-to-Let, Consent-to-Let and Residential, per property
  • Read-only mortgage summary surfaced back on the property record

Compliance Alerts

Every certificate, with the document attached

Gas Safety (CP12), EICR, EPC, PAT, Legionella risk assessment, fire risk assessment, smoke and CO alarms — each with issue date, expiry, the engineer who signed it and the certificate itself. The grid is filterable by type and property and colour-coded by status.

  • Alerts at 60, 30 and 7 days, escalating to overdue
  • EPC band syncs to the property record automatically
  • Provider and engineer details held alongside each certificate
  • Filter across the whole portfolio: valid, due soon, expired

Licensing Hub

Council licensing treated as more than a checkbox

Mandatory HMO, additional and selective licences, each with its issuing authority, licence number and expiry — plus the full conditions text, which is where the obligations that actually catch landlords out are written.

  • Mandatory HMO, additional and selective licences tracked separately
  • Issuing authority recorded independently of council tax authority
  • Conditions held as searchable free text, not a fixed field set
  • Article 4 direction flagged on the property it affects

Expenses

Built around the UK tax year, and Section 24

Expenses log per property against the 6 April to 5 April year, with a Self Assessment summary. Mortgage interest is handled correctly by default — not an allowable expense, but tracked separately as the basis for the Section 24 credit.

  • Categories for mortgage interest, repairs, insurance, service charge, agent fees
  • Allowable-for-tax defaults set per category, always overridable
  • Log a maintenance invoice as an expense in one tap
